How long does it take?

When a property form is completed our team will review your form and if all details and documents are present then we aim to upload your property within 2 working days. At busy times this may sometimes take our team a little longer.

Once your property is on the portal then it is hard to predict how long it will take. Sometimes a provider will be interested straight away, other times it may take a few weeks or months. Sometimes your property may not be what any of our providers are looking for right now, and there may be no interest at all.

How do I make my property appeal to providers?

To make your property stand out to our providers you can do several things:

Ensure you put as much detail as you can on the form - this creates the listing details. Think about what you want to see when you are looking on a property portal like Righmove/Zoopla and then make sure you have added this.

Providers are often very interested in things like parking, garden, number of bathrooms etc so explain in detail in the free text box so they get a clear idea of the property.

Upload photos and make sure the key photos is the best/most appealing one.

If the property is in development/planning then make sure you give as much detail about what it will be like when finished and upload any CGI's or photos of completed properties you have done to give an idea of finish (and then explain this in the free text box)

Question 3

Do I need to own the property?

To ensure quality for our providers we require proof of ownership of the property, so we need you to upload a recent proof of HM Land Registry title document or if a recent purchase then the completion statement from your solicitor.

If the property is in purchase at the moment then we need you to upload the memorandum of sale from the estate agent and ideally the instruction letter from your solicitor.

If you have a lease option in place then this needs to be uploaded.

We are unable to upload properties that are on the open market and have not been secured as it simply wastes the time of our providers if you are unable to secure the property.

What kind of properties are needed and where?

Our providers work all over the UK, but we have a higher demand for properties in England.

Our providers are looking for good quality property of all types.

At the moment we are seeing high demand for:
- Bungalows
- Block of flats, especially those with between 4 and 14 flats in a detached block 
- Development sites, especially for new build blocks of flats or multiple bungalows on one site

There is less demand for very large HMO's (8 beds and above) and large blocks of flats but you are welcome to upload your property to see if there is interest.

How much rent will I get?

The rent will vary depending on the tenant type, the sort of support they need and they type of organisation leasing the property.

Most of our providers will either pay market rent or Local Housing Allowance +10%.

It best to upload your property and if a provider is interested then you can see what the provider can offer when you speak to them.

Remember in supported living the provider will be usually taking on voids, repairs and some/all of the maintenance so you may find you are able to accept a lower rent that you usually would but may still be net better off over a year.

How long will the lease be for?

In supported living the provider will lease a property from you, this will usually be between 3 and 10 years, a lot of our providers are offering 5 to 6 year leases. On larger properties/blocks you may be offered a longer lease.

Very few good quality providers are able to offer 20 or 25 year leases since the have been changes issued by the regulatory bodies.

The provider may well be restricted by regulatory requirements and so may not have flexibility to offer longer leases but you may be better with a quality 5 year lease with a quality organisation that keeps renewing, rather than a weak 20 year lease.

How to providers see my property?

Your property is uploaded to our bespoke property portal (like our very own Rightmove portal) which is only available for our provider members to see. They can log in and view your property at any time and they can search the portal by area of the country and property type.

We do create a property bulletin which is regularly emailed out to our provider members and will include your property.

Our team also keep a close eye on the portal and if they see a property that they know meets the criteria of one of our members they then contact that provider to let them know about the property.

What is the process

Here is our easy and transparent process: 
Your property is uploaded to the portal (if it meets our standards and you have submitted all required details)
Our provider members can then view the property on the portal. 
If a provider is interested in your property they will click on the property, we will then inform you. 
If you wish to be introduced to them we will issue the introducers agreement for you to sign. 
Once this is signed we introduce you, you are able to communicate directly with the providers and negotiate. 
If the provider wishes to lease your property you pay us a fee when the lease is signed.

How do I know the provider is reputable?

We introduce you to providers but we do not do full due diligence on the provider so you do need to do your own due diligence on any provider before you enter into a lease with them.  After many years we have discovered that each property investor has there own due diligence criteria and so you need to check out the provider and ensure they meet your requirements. How much does it cost?

The Property Match Service is completely free to upload a property.

If a provider leases your property then we charge 10% (+VAT) of one years annual rent. So if the provider agrees to lease your property for £2000 a month for 5 years (total lease value £24,000x 5 years =£120,000.00) then you pay us a one off fee of £2,400+VAT (10% of £24,000 =£2400 +VAT) when you sign the lease. We do not charge for renewals or any ongoing fee. If you do work with that provider again on a different property then the same fee structure is due.
